Legal Description: Section 21,T19N,R20E: S2 Sw4 Of Tract 48, Pueblo Mesa Ranches Out Of 104-95-031D For2006Roll

This nearly five-acre parcel is located in Navajo County's Joseph City, a small, historic town located in northern Arizona along the iconic Route 66. Founded in 1876 by Mormon pioneers, it is the oldest Mormon settlement in Arizona that is still in existence. This parcel would be a great starting point in visiting any of the spots below!

Joseph City has a place in American history as part of the legendary highway. Although it's a small stop, it retains a sense of nostalgia for road trippers exploring the historic route. Also, it’s conveniently located near Interstate 40, making it easy to reach larger cities like Flagstaff (about 90 miles west) and Holbrook (just 12 miles east).

It’s hard to say what takes center stage in Holbrook. It’s a canvas painted with mid-century Route 66 kitsch, Wild West characters, and unforgettable landscapes. Cherished for its roadside Americana charm, Holbrook sits within the Painted Desert, a remarkable area of rocky badlands that stretches from the Grand Canyon to the Navajo Nation. It’s one of Arizona’s most dazzling and lonesome landscapes, with layered bands that change color seemingly every hour.

Flagstaff is a vibrant city nestled in the mountains of northern Arizona, located at an elevation of about 7,000 feet! It offers a refreshing contrast to Arizona’s desert cities with its cooler climate, forests, and proximity to national parks.

You can easily get lost in the history, beauty, and culture of this wondrous city. From star gazing, hiking trails, campgrounds, national monuments, historical parks, museums, trading posts, and the Twin Arrows Casino Resort, there is definitely something for everyone!

Additionally, this state has some of the most breathtaking views in all the United States, bringing in visitors from all over the country, to view some of the world's most recognized landscapes, such as Monument Valley and the brilliant blue waters of Lake Powell.

This parcel is also about an hour drive to the Petrified Forest National Park! In its south, the Rainbow Forest is full of colorful petrified wood. It's home to the Rainbow Forest Museum, with its paleontology exhibits and many trail access points. In the park's center are the petroglyphs of Newspaper Rock and the ruined village of Puerco Pueblo. To the north, the Painted Desert Inn, a 1930s adobe building, is a museum with Hopi murals.

The Payment Due will be the final 'hammer' price plus the internet premium (8.5%) and a $695 documentation/processing fee per auction lot won. Payment Due in full within 48 hours from the conclusion of the auction. Invoices over $5,000 must be paid by wire transfer unless previous authorization is granted by the auctioneer. If Auctioneer agrees to accept a payment via credit card, a 3% credit card fee may be assessed. Bidder agrees that insufficient available funds to pay the full Payment Due shall not be a valid defense for non-payment. An Auction Lot that calls for financing will require the Bidder to enter into an agreement with complete terms and conditions. If the Payment Due is not received within 48 hours after the conclusion of the auction, the bidder unconditionally authorizes the Auctioneer to charge any credit card on file for the amount due. All active military members must contact Land of Land, Inc. prior to bidding. (Thank you for your service!). Bidder authorizes the Auctioneer to send text messages to Bidder’s mobile phone and to send emails to bidder about other land buying opportunities. IF A WINNING BIDDER FAILS TO MAKE THE PAYMENT DUE IN THE STIPULATED TIME FRAME, BIDDER CONSENTS TO GRANT TO AUCTIONEER ONE-THIRD OF THE PAYMENT DUE (INVOICE AMOUNT PLUS ANY AMOUNT BEING FINANCED BY AUCTIONEER) AS LIQUIDATED DAMAGES OR SPECIFIC ENFORCEMENT, PLUS 150% OF AUCTIONEER’S LEGAL AND COLLECTION COSTS. UNLESS OTHERWISE SPECIFIED, TAXES OR FEES WHICH MAY BE OWED ON ANY PROPERTY IN THE AUCTION ARE THE RESPONSIBILITY OF THE BUYER. ALL PROPERTIES ARE SOLD IN 'AS IS' CONDITION WITH ALL FAULTS AND DEFECTS WITHOUT WARRANTY OR GUARANTEE OF ANY KIND. AUCTIONEER MAKES NO REPRESENTATION AS TO THE FITNESS OF ANY PARCEL FOR A PARTICULAR USE. PRIOR TO BIDDING, EACH BIDDER IS RESPONSIBLE TO CONDUCT AN INDEPENDENT DUE DILIGENCE INVESTIGATION TO ASCERTAIN CHARACTERISTICS AND ATTRIBUTES OF THE PROPERTIES, INCLUDING BUT NOT LIMITED TO, SUITABILITY FOR ANY INTENDED USE, LOCATION, TAXES OR FEES OWED, ENCUMBRANCES, ACCESS, MINERAL RIGHTS AND WATER RIGHTS. FAILURE TO VISIT THE PROPERTIES SHALL CONSTITUTE A WAIVER. ALL BUYERS ARE ENCOURAGED TO CONSULT AN ATTORNEY PRIOR TO BIDDING. SOME PHOTOS MAY BE OF GENERAL AREA BUT NOT EXACT PROPERTY BEING SOLD. TRANSFER OF OWNERSHIP. Conveyance of properties is not completed via title insured closing, unless requested in advance of the auction by Bidder and agreed to by Auctioneer, the cost of which is borne by Bidder. Bidder authorizes Auctioneer to act as Bidder’s agent to complete any closing documents, or any corrective documents thereafter. For each Lot, Bidder must specify the Deed Information: the name of the grantee and the address for the grantee. If Bidder fails to specify Deed Information within two weeks after payment of the Payment Due, Bidder authorizes Auctioneer to convey each Lot via deed using the Bidder’s name and address as registered in the auction. NO CREDIT CARD CHARGEBACKS: Each Bidder agrees to NOT, under any circumstances, initiate a credit card chargeback with respect to any charges. Bidder further agrees that if Bidder initiates a credit card chargeback, upon Auctioneer’s demand (1) Bidder shall withdraw such credit card chargeback and request the credit card issuer to re-credit all amounts to the account of the Auctioneer; and (2) Bidder shall be responsible for all costs and expenses, including but not limited to any attorney fees incurred by or on behalf of the Auctioneer, in challenging the credit card chargeback. BIDDER’S RESPONSIBILITY: Each bid is an irrevocable offer to purchase the assets included in the Auction Lot. Bidders are responsible for all bids made using the Bidder’s account and Bidder Number. If Bidder believes that an unauthorized person has placed a bid on the Bidder’s account, Bidder must notify the Auctioneer immediately by sending an e-mail to info@landofland.com.
